Phil is an Associate in our lease consultancy team and is based in the West End. He has particular experience negotiating rent reviews and lease renewals on offices in central London, particularly in Midtown and Southwark and in key centres in the south and south-east.

He mainly advises on and negotiates lease events including rent reviews, lease renewals and lease renegotiations. Phil has experience in the preparation of expert evidence for arbitrators, independent experts and the court.

Specific Experience
Phil’s client list includes a number of, private and public sector clients, and he is experienced in advising on all aspects of rent reviews.

His principal clients include Network Rail, The Society of Lloyd’s of London, London Borough of Southwark, Global Holdings Limited, City of London Corporation, Mapeley, University College London and London Borough of Tower Hamlets.

Examples of major projects in Southbank include:
Network Rail – rent and lease renegotiation of railway arches at Elephant & Castle, against Delancey to improve the permeability of the 1.3 million sq ft redevelopment of the shopping centre

Network Rail – valuation and negotiation advice in relation to railway arches at Grosvenor’s Biscuit Factory site, Bermondsey, in order to facilitate a c. 1 million sq ft mixed use redevelopment.

London Borough of Southwark – rent review of 29,000 sq ft Grade A office building in Peckham and advice in relation to a potential acquisition of the freehold

Examples of wider rent review and lease renewal experience include:
Mapeley – successful negotiation of new rent and lease terms for a lease renewal for tenant on HMRC / Home office building at Southern House, Croydon – 80,000 sq ft

University College London – negotiating a programme of rent reviews and lease renewals for major public sector office occupier, including London and select other locations. Range of properties from 2,000 to 20,000 sq ft
