Phil is a Partner in the specialist Lease Exit team based in London. He joined from Deloitte after a previous spell at a property developer. He has experience in lease exit matters including, the negotiation of surrenders, break clauses, dilapidations and Section 18 valuation. He has specialised in lease exits since 2010 and focuses on integrating these within business strategies.
Contract manager for Mapeley Estates, providing lease exit and cash flow management advice on its UK portfolio. Responsible for dilapidations and service charge disputes over 110 live cases. Negotiated savings have been +£44m, comprising +2.7m sq ft of lease exits over the contract.
Strategic advice to London Borough of Haringey on a 1.97 ha development site in London. The transaction involved a land assembly scheme, achieving vacant possession and securing a freehold sale for school use. He advised on exit options for the client’s headlease and management agreement buyouts.
Lease exit advice and negotiations to an occupier of 142,000 sq ft of offices and film studios in Battersea, resulting in 100% saving from landlord’s £2.5 million claim.
Currently advising an occupier on how to align its business plan and relocation strategy in light of lease break or lease re-gear options, on 280,000 sq ft of offices in the City of London.
Working with Gerald Eve agency team to provide lease exit budget and strategy advice on over 50,000 sq ft of offices in Canary Wharf, in parallel to lease surrender and sub-let options.
