Richard is a Partner and heads the firm’s Alternative Markets team. He is a member of our Executive Board. He specialises in valuation, strategic estates advice and transactions in respect of education, health care and other institutional properties.

He is chair of the firm’s Valuation Panel, which is responsible for both reviewing and monitoring all major valuation advice.

Richard also leads the firm’s charities team regarding strategic management of their property assets, the sale or transfer of trading activities, acquisitions, disposals and leasing in compliance with regulatory requirements.

Specific experience

Responsible for a range of major valuation projects for secured lending, acquisition, disposal or financial reporting purposes, including:

Independent schools – including those held by Alpha Plus, Cognita and Thomas’s and numerous charitable institutions.

HEI & FE Colleges – including assets held by Open University, University of East Anglia, Brockenhurst College, Harrow College and City Lit.

Care home groups – including Care UK, Octopus Healthcare’s investments, MHA and Friends of the Elderly.

Surgical hospitals and acute psychiatric facilities – including for Ramsay Healthcare, OneHealthcare, Circle and St Andrew’s Healthcare.

Primary care centres – procured under the Government’s LIFT initiative for Barclays Bank and those developed by Community Solutions and others.

Care village and assisted living models – including schemes being developed by Rangeford, MHA and Lifecare Residences.

Responsible for a number of significant transactions in specialist sectors including:

  • Confidential marketing and disposal as trading entities of Bearwood College, Wokingham and Combe Bank School, nr Sevenoaks
  • Acquisition advice to Legal & General Property on 6 care home investments
  • Sale and leaseback of an NHS Treatment Centre, nr Bristol for Care UK
  • Transfer of care home as a trading entity being the Retired Nurses National Home, Bournemouth
