I am an Associate in our Property and Asset Management team based in our London West End office. I specialise in the management of commercial property assets on behalf of landlords.

Working closely with the Facilities Management Team, I focus on providing property management services to landlords of predominantly multi-let properties. These services include making sure that tenants and landlord’s comply with their lease obligations, setting up planned maintenance programmes to protect the investment value of the property, liaising with tenants to review service delivery, administering service charge budgets and minimising risk under H&S legislation.

I work hard to ensure there is a high standard and cost-effective service delivery to the tenants and landlords. The properties currently under my management comprise of a mixture of assets predominantly in London but also along the M4 corridor to Cardiff, ranging from retail, industrial, leisure, residential and office properties.

Other work includes overseeing applications to carry out works by the tenants, along with wayleave applications and assisting landlord’s with lease negotiations and pre contract enquiries for new tenants.

MY RECENT PROJECTS

  • Oxford Street Portfolio – This is a large block of real estate fronting Oxford Street and running down to Hanover Square. We are supporting external Asset Managers by carrying out the Property Management function. We took over the management of this portfolio in October 2017 following a period when there had been a low intensity property management regime in place. We have worked hard to improve the standard of service delivery to the tenants and the landlord which has included bringing the buildings up to compliance standard, refurbishment of two entrances to vacant office space which has facilitated increased lettings and improved tenant relations.
  • Flagship Store New Bond Street – This building (Ground and 1st Floor retail, 2nd to 4th Floor offices) was previously occupied in its entirety by the retailer under a lease. The retailer relocated and decided to let the premises when the landlord refused to agree to a surrender of the lease (15 years unexpired). The client became what we call ‘a reluctant landlord’. We were appointed as Property Managers and have provided invaluable advice to the client in terms of the setting up of a multi-let mixed use building, flagging issues such as compliance (lift needing to be isolated as no statutory inspection), business rates (building still in single assessment and no empty rate relief being applied), service charge costs for running common areas, retendering the utility supply contracts and recharging tenants, setting up maintenance regime.
