I’m a Partner in the Lease Consultancy team here at Gerald Eve. I specialise in lease consultancy matters dealing with a case load that includes; rent reviews, lease renewals, lease re-gears & lease acquisitions, as well as dealing with management issues arising for both landlords and tenants.
I deliver valuations and negotiations for landlord and tenant purposes on behalf of property owners and occupiers in Central London and the South East. This work has included acting as an expert witness in rent review disputes before arbitrators and independent experts and giving evidence in the County Court on a lease renewal.
I deal with a range of properties, primarily dealing with offices, retail and A3 use properties. I advise major Central London landlords on rent reviews and lease matters, dealing with properties in Belgravia covering Grosvenor Place, Buckingham Palace Road, Ebury Street, Motcomb Street, Kinnerton Street and West Halkin Street. I am also responsible for all landlord and tenant work for Soho Estates.
MY RECENT PROJECTS
- Lease Re-gears & Acquisitions – I have advised a major online retailer located in Hertfordshire on a lease re-gear & a lease renewal, a lease surrender & three acquisitions of additional offices. The total area dealt with was in excess of 100,000 sq ft . This enabled the client to continue their aggressive expansion plans.
- Soho Estates – I am responsible for all landlord and tenant work for Soho Estates, covering an extensive central and Greater London portfolio. I carry out a large number of rent reviews, lease renewals and the re-gearing of leases, on office and retail premises and a number of well-known leisure and A3 premises in the West End. These include Burger King and Chiquito on Leicester Square, Zoo Bar on Bear Street, Ronnie Scott’s on Frith Street and G.A.Y on Old Compton Street.
- Rent reviews – I undertake a large number of rent reviews and lease renewals on office properties in Central London for both Landlords & Tenants including advising a Pension Fund on a multi let office in the City with leases ranging from 2,500 sq ft to 10,500 sq ft , significant increases were achieved resulting in an increased asset valuation. Advising a private investor in respect of the rent reviews across five floors in a prime office building in the centre of Soho resulting in significant rent increases.
