Leo is a Partner in our Capital Markets team, heading our Portfolio Investment team, advising clients on acquisition and disposals of both multi and single sector portfolios across commercial real estate markets in the UK. He worked in the Drivers Jonas/Deloitte investment team for 12 years since graduation from the University of Reading in 2004 before joining Gerald Eve in 2016.  Leo advises a broad range of clients including private equity, institutions, property companies, syndicates, private investors and Banks in the UK. Leo also developed the team’s cashflow modelling capability over many years positioning the team to be a market leader in terms of analytical underwriting of real estate portfolio transactions and highly complex assignments.

Specific experience

Bluebell Portfolio – sale of 15 industrial assets located across the UK for £39.1m. The portfolio comprised 54 units and let to 42 tenants and attracted significant competitive tension through the sale process.

Project Knight – off market acquisition from Kildare Partners for £35.2m. The portfolio consisted of five office buildings – in Bedford, Chelmsford, Dundee, Macclesfield and Rotherham – and one logistics/office property in Telford. This was the third off market portfolio acquisition that we have advised Regional REIT on over the last 12 months bringing the total to over £200m of deals– underlining Gerald Eve’s position as a leading advisor in portfolio investment

Archimedes Portfolio – off market acquisition on behalf of Regional REIT for £44.5m. The portfolio comprised 17 regional office parks containing 206 lettable units let to 136 tenants.

Pebble Portfolio – Purchase of an industrial portfolio for M&G comprising 5 assets in Droitwich, Rugby (x2), Warrington and Winsford for £22.06m. This was the first industrial portfolio purchase for the M&G Value Add Fund.

Project Sea – off market acquisition on behalf of Regional REIT for £129m. The portfolio comprised 31 mixed assets across office, retail and industrial sectors. The transaction was structured via a share for asset deal.

Alecta Portfolio – acquired on behalf of Square Metre Asset Management & Goldman Sachs for £350.1m. The portfolio comprised 26 mixed assets across office, retail and industrial sectors. The team has subsequently divested of four of these buildings at a profit (combined total of over £100m).

Meteor Portfolio – sold on behalf of Columbia Threadneedle for £51.5m.  The portfolio comprised 23 mixed properties across the UK. The sale generated considerable purchaser interest, demonstrating the depth of investor demand for regionally-located granular assets.

Indigo Portfolio – off market acquisition on behalf of Custodian REIT for £69.4m. The portfolio comprised 12 mixed assets across office, retail and industrial sectors and was secured off market from the vendor, Goldman Sachs. Two sub sales totalling £16m were delivered prior to completion of the transaction.

Mstar Portfolio – acquisition advice on the £76m MStar portfolio on behalf of IO Asset Management, which comprised 22 highly intensive multi let industrial estates. This is IO’s largest portfolio acquisition to date.

Project King – the key advisor on M&G Real Estate’s £140m purchase of 46 light industrial estates known as Project King on behalf of their Life Fund. With over 500 tenants, the acquisition advice also included detailed cashflow and analytical analysis of this complex portfolio, including sensitivity and stress test assessments of potential future performance. The transaction won the IAS investment deal of the year award, an industry recognised achievement.

Rainbow Portfolio – sold on behalf of Northwood for £80m to Regional REIT. The portfolio comprised 12 office and industrial properties and was the second major portfolio sale undertaken for this client, following the sale of the £117m Hollywood Portfolio twelve months earlier, comprising 20 commercial properties.

Coyote Portfolio – sale of 19 properties across office, retail and industrial sectors acting on behalf of LPA Receivers c/o Lloyds Banking Group. The sale was concluded in extremely challenging market conditions, with all sales executed within the agreed price & timeframe.

Mercury Portfolio – advised on the sale of a balanced portfolio of 24 properties across office, industrial and retail for £184m acting on behalf of TH Real Estate. At the time, this was the largest mixed use portfolio to be marketed for 3 years.
