I’m an Associate in Gerald Eve’s Capital Markets team based in London, having recently moved from Lease Consultancy where I advised several funds, private and public sector clients on technical advisory matters across their estates.
I have expertise in the underwriting of real estate transactions across industrial, office and portfolio sectors and provide acquisition/disposal advice to a variety of clients. I am also experienced in asset managing commercial real estate and completing and value add initiatives, in order to maximise liquidity through hold periods, which is underpinned by my track record in negotiating lease events and restructure.
I act for Schroders (SREF/SREIT/MRPUT), Goldman Sachs, Morgan Stanley, Orchard Street Investment Management (St James’ Place), Northwood Investors, Columbia Threadneedle Investments and Transport for London.
MY RECENT PROJECTS
- Victory House, Brighton – I advised Schroders (SREIT) on the £36.5m (4.83% NIY) disposal of a prime, 85,000 sq ft office building in Brighton City Centre to the National Farmers Union (NFU). This involved full pre-sale due diligence, including detailed rent review analysis to achieve optimal pricing and support underwrite. I was also responsible for managing the preparation of high quality marketing material, investor presentations and inspections and sales process through the completion.
- Feltham Corporate Centre, Feltham – I advised Orchard Street Investment Management on the £45.2m (4.70% NIY) disposal of a 232,000 sq ft, high office content multi let industrial estate in West London to Westbrook Partners. This involved preparing detailed pricing reports, project management, investor presentations and inspections and management of the sales process through the completion.
- Lakeside North Harbour, Portsmouth – I advised Northwood Investors on the £138m disposal of Lakeside North Harbour. The off market, 600,000 sq ft office campus sale to Portsmouth City Council represents one of the largest in borough local authority purchases in 2019. My role was focussed on clearing extensive technical due diligence and negotiating detailed rental top-up and rates and service charge guarantees.
