The estate was developed by the Welsh Development Agency in the early 1990’s and comprises of modern terraces industrial/business units. The units are of steel portal frame construction, predominantly clad with insulated steel profile cladding, incorporating rolled eaves. The units have parking and servicing areas to the front and are accessed by both up and over roller shutter doors and personnel doors. The units have been connected in part, however they could be easily separated if required.

Heol Ty Gwyn Industrial Estate is situated approximately three quarters of a mile to the north west of Maesteg Town Centre and is accessed from the B4282. Maesteg itself is situated approximately 9 miles to the north of Bridgend and 6 miles to the east of Port Talbot. The A4063 provides quick access to Junction 36 of the M4 Motorway, approximately 8 miles to the south.
