The Challenge

Imperial College London instructed us in the summer of 2019 to provide a valuation of its investment portfolio of 39 non-operational assets for inclusion within their financial statements.

The portfolio comprised a mix of residential, commercial, education and student accommodation assets located in West London, South Kensington and Wye in Kent.

The valuation also included a number of development sites, including the residential tower at 88 Wood Lane, White City adjoining the Westway. The scheme (now completed) comprises 192 apartments of which 59 are key worker units.

 

The Solution

The range and nature of the assets involved a collaboration of expertise from across the firm including commercial and residential valuation teams, our institutional valuation team and input from planning and development.

88 Wood Lane was valued on a discounted cash flow approach and capitalisation of projected income.  We also provided an apportionment of the value split between the key worker and private sale element of the scheme.

 

The Result

The valuation of the portfolio was over £300 million. We have provided subsequent update valuations of the assets as at 31 July 2020 to reflect the impact of COVID-19 together with sensitivity analysis of rent and yield adopted.
