The Challenge

  • We were appointed by the client to inspect ten multiple early years / day care nursery settings in respect of a sharehold purchase agreement and business acquisition.
  • The multiple site locations were spread across Hertfordshire, Suffolk, Essex, Cambridgeshire and Central London.
  • All building survey inspections and reporting were required within a restricted period of exclusivity.
  • The inspections were undertaken during the 2nd UK-wide lockdown of the Covid pandemic with the true intention of the inspections being kept confidential.

 

The Solution

  • A defined and clear coordinated approach was taken by the surveying team, alongside the vendor and the purchaser
  • Responsiveness and collaboration was key in respect of the fielded team resources to successfully inspect the multiple properties spread across five county boundary areas and report within the limited timescales applicable to the transaction.

 

The Result

  • We successfully inspected and reported on all site locations across a two-week period, assisting the conveyancing and negotiations between the respective parties advisors.
  • Through our detailed reports, dependant on the varying conditions of the building site locations, the client managed to achieve a substantial cost reduction on the purchase price.
  • The result showcased Gerald Eve flexibility to assign and complete a multiple site portfolio instruction within a limited timeframe.
