Warwick Road Masterplan, Royal Borough of Kensington & Chelsea

The Challenge

We were instructed by St Edward Homes, a joint venture between the Prudential and Berkeley Homes, to provide town planning consultancy advice in relation to four masterplan strategic sites located on Warwick Road and the corner of Kensington High Street, in the Royal Borough of Kensington and Chelsea.

 

The Solution

We worked alongside the Royal Borough of Kensington and Chelsea to assist with the preparation of a planning brief for the site. The purpose of the brief was to bring forward co-ordinated high-quality developments and a new linear park together with appropriate and upgraded infrastructure.

We worked closely with St Edward Homes and Squire and Partners Architects to obtain planning permission for three out of the four sites including the Charles House site, the adjacent site (which is now Warwick Road Primary School), and 195 Warwick Road (former Homebase site).

The fourth site, 213-215 Warwick Road (former Telephone Exchange) was granted before St Edward Homes purchased the site, but we have worked with St Edward in all post planning matters associated with bringing the scheme forward.

 

The Results

In total, the four sites will provide in excess of 1,000 homes, including affordable homes, as well as a new one form entry primary school, linear park, and flexible retail uses along Warwick Road and Kensington High Street.

We continue to be instructed by St Edward Homes on post planning matters.
