Charlotte is a Senior Associate based in our West End Planning and Development team. She specialises in providing development consultancy, agency and valuation advice on a wide variety of complex commercial and residential development sites.

Specific experience
Development Consultancy – portfolio and asset reviews; development management during the pre-planning and planning stages (including appointing and leading multi-disciplinary teams); advising on alternative use potential, rights of light and title restrictions; preparing vacant possession strategies.

Development Agency – formulating disposal strategies; negotiating contracts for the disposal of properties in London, the South and East Anglia unconditionally and subject to planning; negotiating overage provisions; advising on land acquisitions.

Strategic Land – providing strategic planning advice; negotiating option and promotion agreements; advising on land assembly and ransom strips; negotiating and monitoring consortium, collaboration and development agreements; leading negotiations with adjoining landowners and statutory bodies.

Valuation – broad range of national experience in undertaking Red Book valuations of development land including for large strategic and complex sites; prime residential and mixed-use portfolios.

Financial Viability and Feasibility Appraisals – experienced in the production and negotiation of detailed financial viability assessments and feasibility appraisals to support major planning applications and appeals and inform strategic decision making. Advising on enabling development.

Economic Assessments – determining the commercial feasibility of retaining properties in their current use, having regard to on-going obsolescence and depreciation; market demand and occupational history.

Affordable Housing – preparing affordable housing strategies for major developments including justification for cascade mechanisms, off-site provision and payment in lieu.

Compulsory purchase and compensation – advice to landowners, developers and acquiring authorities; including provision of preliminary estimates of compensation payable, business relocation, extinguishment in respect of Crossrail and major town centre regeneration schemes.
