Henry Fellows



I am a Partner in the Planning & Development team with a focus on Central London development agency across all use classes. Advising developers and investors on a consultancy basis and undertaking transactional work across Central London, both pre-planning.

I have specialised in the Central London market for 15 years and have a wide range of experience of land disposals, acquisitions, lease re-gears and development agreements. I have considerable experience acting for landowners on the acquisition and disposal of mixed-use assets with redevelopment / repositioning potential, with a particular strength in understanding value and having the ability to unlock that potential. This often involves managing full professional teams, including architects, planners, cost consultants, lawyers etc to understand the development potential and various constraints. Prior to joining Gerald Eve, Henry was a Partner at Capital Real Estate Partners where I had experience of asset management, leasing work and other professional work.

I have a strong relationships with UK institutional investors, overseas and sector specific developers as well as private PropCo’s and HNW Families.



  • abdrn – strategic advice on the sale of Berkshire House. Providing financial modelling and advice on marketing strategy, through to negotiating heads of terms and overseeing the legal process through to completion.
  • Motability – strategic advice on the surrender of their lease at City Gate House, SE1. Undertook high level development appraisals, negotiated lease surrender with Land Sec and overseeing the legal process through to exchange.
  • The Crown Estate – Development advisory role on their St James’ estate, including St James’s Market Phase II, New Zealand House, 20 King Street and 10 Spring Gardens. Including freeholder / leaseholder negotiations

Headlease Advisory

I have significant experience in advising both freeholders and leaseholders in Central London with regards to headleases, advising on and delivering agreements with complex constraints, challenging planning environments and multiple stakeholder influences.

  • H Properties – Feasibility study on 90,000 sq ft office to residential scheme in the Docklands
  • HSBC – Strategic occupier advice involving a feasibility study to negotiate a lease surrender
  • Imperial Hospital Trust – strategic development advice on the St Mary’s Hospital masterplan site
  • Oxford Properties / REEF JV – acquisition advice for development site at Snowsfields site in SE1
  • King Edward VII Hospital – Strategic advisor to the hospital in relation to pre-letting Macintosh House from Howard De Walden Estate
