Malcolm Hull



I’m a Consultant in our Lease Consultancy team with a principal focus on Central London offices. My core expertise includes rent reviews, lease renegotiation and dispute resolution. I advise clients on how to avoid or resolve the pitfalls involved in commercial property leasing, handling negotiations between existing landlords and tenants. I am experienced at restructuring leases, ground lease negotiations and leading asset management initiatives.

I have particular experience in the Midtown, including Kings Cross and Southbank. I am an experienced expert witness, providing written evidence for arbitrators, independent experts and the court. I have given oral evidence in both the High Court and Central London County Court. I have over 20 years’ experience in lease consultancy as a Partner of Drivers Jonas, Deloitte and now here at Gerald Eve.

My principal clients include the City of London Corporation, Global Holdings Management, IWG Plc London local authorities, The Arch Company, the UK government and University College London.



  • LB Southwark – I advised on rent review negotiations, development appraisal, strategic advice, worked with clients’ solicitors to resolve legal issues and provided Expert Witness evidence. I achieved a 150% rent increase.
  • Global Holdings Management – I provided strategic advice to the asset manager on how to achieve best results from a programme of rent reviews for 210 Pentonville Road in N1. This led to a 62.5% increase in rental income.
  • Network Rail (now The Arch Company) – I advised on the groundlease renegotiation to facilitate the development of new 200,000 sq ft office, restaurant and retail complex at Borough Yards SE1, securing a 400% rent increase and improved lease terms.
