I am a Surveyor in our Operational Real Estate department based in the West End. I specialise in advising on valuation, acquisitions and disposals of education and other operational properties. I also provide lease consultancy advice and more recently, I have become increasingly involved in agency work (disposals) of nurseries as going concerns.
My experience has focused on ‘Red Book’ Valuations for lenders, listed companies, charities and private clients, for loan security, accounts, and acquisition / disposal purposes. I specialise in the following sub-sectors of the education sector: nurseries, independent schools and special educational needs (SEN) schools across the UK.
I have advised on substantial portfolio valuations of top-quality operators, either for the operators or their lenders, including Fennies Day Nurseries, Childcare & Learning, Childbase, Kindred, OakNorth, Melrose Education, Shawbrook, HSBC and Santander, as well as smaller single asset operators, providing valuations and delivering ongoing consultancy advice.
MY RECENT PROJCETS
- Fennies – I valued part of the Fennies portfolio for Shawbrook, for secured lending purposes. The portfolio comprises 9 Children’s Day Nursery settings with 837 registered places. The operator is a well-established nursery business based in Surrey and Greater London, who acquires and develops exceptionally good quality facilities.
- Childcare & Learning – I undertook valuations of the Childcare & Learning portfolio for their lender, Santander. The portfolio comprises 20 Childrens Day Nursery settings with 1,125 registered places. The operator provides very good quality facilities in affluent London Boroughs and the Home Counties. I project managed the instruction which included support from other valuers.
- Childbase – I valued part of the Childbase portfolio for lending purposes, comprising 13 Children’s Day Nursery settings with 1,315 registered places across Greater London, the South East and Midlands. The operator provides very good quality facilities, with exceptionally high occupancy levels in nearly all settings, well above the national average.
- Melrose Education – I have inspected and valued multiple SEN Schools for loan security purposes to facilitate the acquisition of schools by Melrose Education. Melrose is an emerging entrant with a strategy to build an outstanding group of SEN school in England. The group currently has 8 schools based in North East Lincolnshire, South East London, Kent, West Midlands and Devon and Cornwall, with more in the pipeline.
