The Challenge

  • Securing planning permission for an ambitious basement, ground plus nine storey building in a sensitive location in Clerkenwell, within a conservation area and close to several listed buildings and residential properties.

 

The Solution

  • Working with the client team, including the project architect Piercy & Co, to bring forward an innovative sustainability led project.
  • Providing a design which will provide the UK’s largest full timber structure office building.
  • The building will have up to 82% lower operational carbon emissions than a typical office building.
  • It will exceed GLA and Camden policy targets for sustainability and energy efficiency.
  • 95,000 sq. ft. 8 floors of light-filled contemporary workspace will be provided with communal rooftop garden, five landscaped terraces, restaurant, and active commuting hub.
  • Undertaking detailed discussions with the London Borough of Camden planning team and local stakeholders to help ensure that it received unanimous support at planning committee.

 

The Result

  • The grant of planning permission for this pioneer sustainability project in December 2023.
  • Works started on-site in early 2024 with completion expected in early 2026.
