The Challenge

  • We were appointed to advise Grosvenor on its proposals for the redevelopment and extension of Holbein Gardens, which incorporated an outdated office block in Sloane Square.
  • The client wanted this to be one of the most sustainable office developments in London, in terms of operational and embodied carbon whilst also ensuring that the new office stock was transformed into first-class workspace and achieved LETI Pioneer Project status.

 

The Solution

  • Working with architects, Barr Gazetas, we led detailed discussions with RBKC officers and other stakeholders.
  • These were focused on bringing forward a proposal that focused on retrofitting the existing building through extension and refurbishment, whilst ensuring demolition was minimised.

The Result

  • We secured planning permission for the works which included the retention of the majority of the existing structure and façade and includes 26,500 sq ft of sustainable office workspace, new landscaping and the creation of a roof terrace for office amenity.
  • The proposed building will also include high sustainability and low energy initiatives and has been designed to achieve a BREEAM “Outstanding” rating.
  • The building is 100% all electric in design and has reduced operational carbon through optimisation of mechanical equipment and lighting, and on-site renewable energy generation. Additionally, 99.95% of waste was diverted from landfill through the construction phase.
  • The project has won several sustainability awards such as the Commercial Building Award category at the WasteBuild Zero Awards 2023.
