Samaritans, Marshall Street

Service: Valuations | Sector: Charities & Religious | Contact: William Ray

The Challenge

Central London Samaritans needed to review its current location, determine whether the building met its current and future needs, and whether the money tied up in the asset represented best use of charitable funds. We were appointed to undertake a valuation and appraise strategic options, including consideration of the condition, suitability for use and potential disposal options.

The Solution

Our understanding of the client and insight into the charitable sector, as well as the wider central London market, enabled us to provide a full valuation and appraisal of the potential options. We recommended a first principles approach and facilitated a work-based needs analysis of the current and future use of the property, together with headline estimates of refurbishment and extension costs.

The Result

Following our review the Samaritans made the informed decision to stay in their existing premises and explore detailed options for refurbishment and extension. We further advised on options and methodology to implement their refurbishment, including consultancy with our project management team.

We contacted Gerald Eve to help us understand our future options for our Central London Samaritans branch. Gerald Eve’s knowledge of the particular markets and their understanding of estate strategy and complex Charity law helped us fully understand our options and move forward. Their advice to us as trustees was professional but personal, directly addressing the core issues and we were pleased and confident to work with experienced and trusted advisors. We are very pleased with the work Gerald Eve have undertaken with Central London Samaritans wouldn’t hesitate to work with them again.
