Phil is a Partner in the specialist Lease Exit team based in London.

Phil joined from Deloitte after a previous spell at a property developer. He is experienced in lease exit matters including, the negotiation of surrenders, re-gears, break clauses, dilapidations and Section 18 valuation. He has worked in the specialist Lease Exit team since 2010 and focuses on integrating exit plans into business strategies.

Specific experience:

Providing exclusively occupier focused lease exit advice in Canary Wharf on over 650,000 sq ft of offices.  Working in conjunction with agency, lease consultancy and rating teams to provide innovative cost mitigation solutions on over 1.5 million sq ft of offices.

Provided the Financial Conduct Authority lease exit advice and strategic support on over 380,000 sq ft of offices at 25 North Colonnade. The FCA relocated approximately 4,000 staff to its new headquarters at 12 Endeavour Square, in the largest single tenant office move in the UK in 2018.  Supported the stakeholder group by managing relocation risks and exit costs.

Contract manager for Mapeley Estates, providing lease exit and cash flow management advice on portfolio rationalisation across the UK. Responsible for over 150 dilapidations and service charge matters and over 2.7 million sq ft lease exits for the client as landlord and tenant.  Negotiated savings have been +£47m over the contract.

Lead Partner responsible for providing the Arts Council of England occupational real estate advice.  Coordinating the firms services including, agency advice, acquisition strategy, lease consultancy advice, project management of workplace design briefs, aligning lease breaks and dilapidations negotiations.

Advising a financial service client on how to align its business plan and relocation strategy in light of lease break or lease re-gear options, on 280,000 sq ft of offices in the City of London. Role involves advice and negotiation on London portfolio consolidation strategy.

Strategic advice to London Borough of Haringey on a 1.97 ha development site in London. The transaction involved a land assembly scheme, achieving vacant possession and securing a freehold sale for school use. Advised on exit options for the client’s management agreement buyout.

Other clients include Deloitte, Schroders, UniCredit, China Construction Bank, Prudential, Royal Dutch Shell, Regus, Bank of England, Arts Council of England, Terrence Higgins Trust, and St Mungo’s Broadway.

Phil works closely with Gerald Eve graduates and is an RICS Registered Valuer, an APC counsellor and assessor for the RICS.
